HMDA · Evidence boundaries

What HMDA mortgage data can—and cannot—tell you

HMDA is powerful evidence about reported mortgage activity. It is also a historical disclosure dataset—not a live quote engine, approval calculator, or complete underwriting record.

The short answer

Use HMDA to describe what happened in a defined past year, place, lender, or loan cohort. Do not use it to predict a person's result, quote current price, rank lenders for every borrower, or claim that a descriptive difference proves its cause.

01 · Know the record

HMDA records reported mortgage activity

Many financial institutions report loan-level information under the Home Mortgage Disclosure Act. Public records cover applications, originations, purchased loans, reported outcomes, and characteristics of the loan, property, applicant, and lender. The public files are modified to protect applicant and borrower privacy.

Activity year is not today.

A 2024 record describes activity reported for 2024. It does not describe a lender's current pricing, capacity, policy, or appetite in 2026.

02 · Descriptive questions

Use HMDA to measure defined historical patterns

  • How many reported applications or originations were in this cohort?
  • What happened to applications in the selected activity year?
  • How does the same measure differ across consistently defined places or lenders?
  • Which descriptive pattern deserves closer research with other evidence?

These questions become meaningful only when the denominator, geography, activity year, loan purpose, product, lien status, and outcome definition stay visible and consistent.

03 · Unsupported questions

The public record does not support personal predictions

  • What rate will this lender offer me today?
  • What are my personal approval odds?
  • Which lender is best for every borrower?
  • Did one factor cause a difference between groups or places?
  • What was every fact in an applicant's underwriting file?

A historical share is an observed group result, not a probability for the next applicant. Borrower, property, product, channel, lender, and economic conditions can differ, while the public file does not contain every fact considered.

04 · Price the real loan

Past HMDA pricing fields are not a current mortgage quote

HMDA includes reported pricing information for some covered transactions, but those fields belong to completed historical records and may be unavailable or not applicable. A real offer depends on current market conditions and the requested loan, property, borrower profile, lock period, points, and fees.

For an actual shopping decision, compare Loan Estimates for the same loan scenario. The CFPB form shows the estimated interest rate, monthly payment, closing costs, cash to close, and important loan features.

05 · Compare with discipline

A difference is a description, not an explanation

SupportedThis defined cohort had a higher reported share in this activity year.
Not establishedOne named factor caused the difference or predicts a future result.

Composition matters. Two cohorts can differ in applicant, product, property, purpose, geography, channel, or lender mix. HMDA can identify a pattern worth investigating, but a causal conclusion needs a design and evidence that address those differences.

06 · A reliable workflow

Move from question to evidence in six checks

  1. State the historical question before looking at the result.
  2. Lock the activity year, geography, lender, and loan cohort.
  3. Name the numerator and full source denominator.
  4. Check missing, exempt, not-applicable, and suppressed values.
  5. Describe the observed difference without assigning a cause.
  6. Use current quotes and Loan Estimates for personal shopping.
