Where to get official help with a mortgage problem
The right destination depends on whether you need independent guidance, a response from a financial company, or a government review of possible housing discrimination.
The short answer
Use a HUD participating housing counseling agency for independent guidance, the CFPB complaint process for an unresolved mortgage-company problem, and HUD's fair-housing process for suspected discrimination. MortgagesVine does not receive or investigate complaints.
01 · Route the issue
Start with the kind of help you need
This site is an educational data product. It is not a lender, counselor, law firm, complaint portal, regulator, or emergency service.
02 · Independent guidance
Use a HUD participating housing counseling agency
HUD certified housing counselors can provide independent guidance tailored to housing needs. HUD lists help for homebuying, budgeting and credit, reverse mortgages, delinquency, foreclosure, renting, homelessness, and disaster-related housing concerns. Not every agency provides every service, so confirm the service and any fee first.
Use HUD's official search or call the number shown on HUD's current housing-counseling page. The official page is the safest place to verify current contact details and language or accessibility options.
03 · Create a clear record
Contact the lender or servicer about the specific problem
Identify the company, account or application, date, document, charge, decision, or servicing action at issue. State what you believe is wrong and the concrete resolution you want. Keep the confirmation number and copies of anything submitted or received.
For servicing questions, errors, or information requests, use the company's designated address and the official CFPB mortgage resources to understand the relevant process. A general customer-service address may not be the designated address for a formal written notice.
04 · Financial-company complaints
Use the CFPB complaint process for an unresolved issue
The Consumer Financial Protection Bureau accepts complaints about mortgages and other consumer financial products. Its official portal asks for information about what happened, the company involved, and the resolution sought, then sends eligible complaints to the company for a response. Check the CFPB portal for its current process and status tools.
A complaint is not the same as an appeal, lawsuit, or emergency stay. If a foreclosure, court, sale, rescission, or other deadline may apply, seek qualified local legal help promptly instead of waiting for a complaint response.
05 · Fair housing
Report suspected housing discrimination through HUD
HUD's Office of Fair Housing and Equal Opportunity accepts reports involving possible discrimination in mortgage lending and other housing-related activities. HUD asks for the people or organizations involved, the housing or program, a description of the events, and dates.
HUD warns that filing time limits exist. Use its current reporting page or qualified legal assistance rather than relying on a general article to calculate a deadline.
A difference in aggregate HMDA outcomes does not by itself prove discrimination. It can identify a question, but an individual concern should be routed with the facts and records of that experience.
06 · Prepare
Organize a concise evidence packet
- A short timeline with dates
- Account or application identifiers, with unnecessary sensitive numbers redacted from copies
- Letters, notices, statements, and disclosures
- Names of companies and representatives contacted
- What happened and what resolution you requested
- Copies of prior responses
Share sensitive information only through the official channel that needs it. Verify the government domain before uploading documents, and do not include passwords or full credentials in a complaint narrative.
